As well as a living room and dining room, the house has a lovely classic conservatory that leads into the garden. A favourite room to enjoy tea and pastries and read a book. Enjoy a peaceful breakfast in here and plan out your day of exploring Edinburgh.

The fully enclosed walled garden has outdoor seating and games for children such as swingball. There are lovely old rose bushes, fruit trees, perennials and bulbs.

There is also a small front garden and easy parking!

There are 4 bedrooms in the house. The master bedroom has the ensuite glass shower, sink and WC.  There is a 2nd king size bedroom and 2  single bedrooms.

All bedrooms are provided with linens, towels and wardrobes.

The Main Bathroom has a large bath with shower attachment, WC and sink. There is also a heated towel rail.

The spacious dining room comfortably seats 6 and also has a childs high chair. Recently the original wood flooring was refinished. Ambient lighting and a decorative fireplace make this room an enjoyable space for dinner or order from the local fish and chip shop and they'll deliver to the door!

The kitchen is fully equipped and also includes a microwave, toaster, coffee machine, dishwasher, washing machine and a tumble dryer. There is also a bistro set with seating for 2. Our guests on arrival are always welcomed with brewing coffee and biscuits.

Short Walks From Edinburgh Villa

Visit Britains only Koalas and Europes largest penguin colony at the 82 acre zoo which is just 10 minutes walk away or pack a picnic and take a short stroll to a magnificent formal park with 47 acres of formal gardens (known as one of Edinburghs jewels), there's a childs  large playground too. Walk to a golf course and nearby grocery shop. You'll find the fun and efficient bus stop just a 2 minute walk away and double decker buses pass every few minutes, only a 10 minute journey to Princes Street. Our #31 bus will drop you off right on The Royal Mile which leads to the castle.  Those new  to the area and learning to drive on the left may be comforted to hear that the Edinburgh           International Airport is a very easy 15 minute drive, however a car is not necessary for your vacation in Edinburgh. You may wish to visit our Edinburgh Day Trips Guide with tips on what to see and do by using public transport or Edinburgh tour companies.
